Inherited a Texas House? You Don't Have to Fix It, Clean It Out, or Become a Landlord.

An inherited house can feel like a blessing, a burden, or honestly… both at the same time. Whether you’re dealing with probate, repairs, liens, cleanup, multiple heirs, or just a house that’s become too much to manage, you don’t need a polished sales pitch — you need real answers, real numbers, and a plan for what comes next.

Real estate is full of all types of characters. Brandi is one of the good ones. I put a premium on transparency and customer service. She delivered on both at a premium level. Highly recommend.

Couldn’t recommend Brandi enough! She will go to bat for you like no other if you have a house you need to sell for as high as possible, quickly, as is. I would give more stars if Google would allow me.

I expected problems when it came time to sell a home that had been in the family trust for 55 years. especially since the trustees were elderly, forgetful, hard of hearing, and inclined to be distrustful of anything they didn’t readily understand. Which was almost everything!

But from the very first, Brandi put us at ease and earned everyone’s trust. She was warmly personable while still very professional. She was confident and very knowledgeable without being overbearing. She went over and above expectations to ensure that the entire process went smoothly from the trustee’s perspective. They were never given any reason to be anxious even when it meant Brandi had to go miles out of her way and absorb more costs than she was contractually obligated.

I recommend Brandi highly. She's the best!

My parents were trying to sell a family home in Balch Springs that needed a lot of work, and they didn’t want to take on repairs themselves. They had been under contract with two different companies that kept lowering the price and never actually closed.

I was referred to Brandi/ Tx Home Buying Pros through a friend. I checked out reviews and social media before calling. She was upfront about pricing, didn’t try to lock them into a contract over the phone, and came out to walk the property. She found a flipper who could handle the work, and after more than six months of frustration, my parents closed in 16 days…It was honestly surprising how simple the process was after it being so complicated.

I really wish we had gone with her from the start.

This was an exciting day and Brandi Brett and Ben made it so easy to get done. From the moment Brandi and Brett came by to look at the property you just felt so comfortable with them and could sense the honesty in what they said and they worked to where they could get what we needed for the house. I can’t thank them enough for what they did for me and my family
If you are needing to sell your home these are the people you want to work with

Where We Come In

We've Seen It Before

How This Works

Selling an inherited Texas property is straightforward — three steps from first call to closing day. No agents, no listings, no surprises.

STEP 1

Tell us about the property

Fill out the quick form on this page — property address, basic condition info, and how to reach you. No detailed paperwork, no upfront fees.

STEP 2

Walkthrough and offer

We'll schedule a quick visit at a time that works for you, then deliver a no-obligation offer — usually within 24–48 hours. We'll walk you through the math.

STEP 3

You pick the closing date

If you accept, you choose when to close. Most inherited deals close in 7–30 days through a local title company — sometimes longer if there's title work to handle on our end. If you need longer, that's okay too.

No fees, no commissions, no obligation. If a traditional listing would serve you better, we'll tell you that — not pressure you into a deal that doesn't fit.

Your Trusted Home Buyer

What We Can Handle

Here's the thing most cash buyers won't tell you: they only buy easy houses. The minute things get complicated, they walk.

We built our business around the complications.

If an inherited property has any of this going on, we want to hear about it:

- Needs major repairs — foundation, roof, plumbing, fire or water damage, mold
- Hoarder situation — full of belongings nobody wants to deal with
- Sitting vacant for years
- Behind on property taxes
- Has an old lien you didn't know about
- No probate filed, or probate is more than 4 years old
- Multiple heirs, including some you haven't spoken to in years
- An ex-spouse, stepparent, or half-sibling in the mix
- Out-of-state heirs trying to coordinate from across the country
- Code violations or city liens piling up

We handle the title work — heirship affidavits, probate filings, lien releases, deed corrections — in-house through Fix My Title - Real Estate. Hardly anyone else can do that. It's the difference between getting to a closing and getting stuck.

How Our Offers Actually Work

When we look at an inherited property, the offer comes down to three things: what the house would sell for in good condition, what it'll cost to get it there, and the time and risk that takes. The bigger the rehab or the messier the title, the wider the gap between those numbers — and that gap is what shapes the offer.

It's math. Not a lowball, not personal. And if you ask, we'll walk you through exactly how we got to the number.

We won't inflate an offer just to lock you into a contract and then "find issues" during the inspection period and renegotiate you down by $20K — that's a common move in this industry that we don't run. The number we write is the number we close at.

If retail listing makes more sense for your situation, we'll tell you. If you'd net more using a regular agent, we'll point you that way. We'd rather lose the deal than waste your time.
